Residential Conveyancing

Irrespective of whether it is a mansion or a bedsit; freehold or leasehold your home is, in most cases, the most important and valuable asset that you will ever own.  Whether or buying or selling we can help to cut through the jargon and pressures that can surround these transactions.  As with all our services we pride ourselves on providing an honest and approachable service.  Each individual transaction will vary and for that reason we provide a full conveyancing service that can be catered to your needs.  Whilst some details of our service are provided here we strongly recommend you contact Sue Darby or Rebecca Holloway (details below) to discuss your own requirements.

HIP Packs & HIP Services

We can take the burden of preparing a HIP pack for you if you are selling.  Alternatively, if you are buying and you choose to instruct us we will help you to understand the complexities of the HIP pack.  Consideration of the documentation contained in the HIP pack forms part of our standard conveyancing service.  However, if you choose to instruct us we are happy to consider your HIP pack prior to offers even being made or accepted.  If you are selling this will enable us to identify any potential issues that may arise later in a transaction so they can be addressed sooner rather than later, thereby preventing delay once you have accepted an offer and your transaction is progressing.  Alternatively, if you are buying we will be able to give you an early indication as to any potential legal issues arising from the documentation.  This could give you greater negotiating power with the Estate Agent/Vendor prior to offer, as well as our initial opinion of the property before you pay for a valuation and/or a survey.  It should be noted that this initial opinion can only ever be construed as an early indication of our advice and is not to be relied upon as our final advice as inevitably further information will arise during the conduct of a full conveyancing transaction; this service is merely intended to help guide you through the early stages of house selling and buying.  There will be no extra charge for this service if you proceed with the transaction and instruct us to act; however we reserve the right to charge should you not proceed.   Any fees that may be incurred by you will be communicated to you at the outset of any transaction.

Commercial Conveyancing

Whether you are buying, selling, leasing as landlord or tenant you need to be fully aware of the legal commitments you are entering into.  We offer a full range of advice on commercial transactions from lock up shops to large Hotels.  Please contact Mr John Darby or Rebecca Holloway to discuss your particular transaction in more detail.

Remortgaging & Equity Release

As panel members with every major Mortgage Lender in England & Wales we can help you through the legal aspects of either a remortgage or equity release.  As with all our Conveyancing work we offer our service for a competitive fixed fee.

Costs

With any transaction we understand that you will be working to budgets.  In every case we will outline to you our costs at the outset of your matter in the form of written quotation.  Our fees only become payable on the successful completion of your transaction.  We never ask for fees to be paid in advance.  Most transactions incur out of pocket expenses (disbursements) such as search fees which we will ask you to provide in advance.  Once again you will be advised as to these at outset of your transaction.  Any monies provided by you and not spent on Disbursements will be returned to you.
